What storms do to a building

Storm damage usually starts at the building envelope. High winds lift and tear shingles, peel back flashing and throw debris through windows. Hail can crack roofing materials, dent gutters and break skylights. Falling limbs and trees puncture roofs and crush sections of framing. Once the envelope is open, rain does the rest, soaking attic insulation, collapsing wet ceilings and running down wall cavities into floors below.

Wind driven rain is a particular problem in Esperance, WA because it can enter where water normally never reaches, forcing its way around window frames, through vents and under siding. That hidden water often shows up days later as stained ceilings or a musty smell.

Not all storm damage is visible from the ground. Hail bruising on shingles, lifted tabs and loosened flashing can let water in during the next rain rather than this one. After any significant storm, an inspection of the attic from the inside, looking for daylight, wet decking or damp insulation, often reveals problems long before they reach the ceiling below.

Emergency protection comes first

The first job after a storm is to stop more water from entering. Our crews install heavy tarps over roof openings, fastened to hold in wind and extended over the ridge where possible so water sheds properly. Broken windows and doors are covered with plywood. Where a tree has fallen on the structure, removal is coordinated with a tree service that has the equipment to lift it safely, and we tarp the opening once the load is off.

Temporary protection is not a repair, but it is what most insurance policies expect a property owner to arrange promptly to prevent additional damage. Keep receipts and photos of the damage before and after protection is installed.

Drying the interior

With the building covered, we turn to water inside. Wet insulation in the attic is often removed because it loses its effectiveness and holds moisture against the ceiling. Sagging ceilings are brought down in a controlled way before they fall. Standing water is extracted, and drying equipment is placed and monitored until moisture readings return to normal. Permanent repairs

After drying, damaged drywall, insulation, trim and flooring are replaced and finishes are matched. Exterior roof and siding repairs are completed by licensed contractors where required by your jurisdiction, and we coordinate the timing so interior work does not begin until the building is weathertight.
